General Policies

1. Object
   These Terms and Conditions govern the use of the website www.sereiadaoura.com and the contracting of tourist accommodation services provided by Sereia da Oura - Sociedade Hoteleira Lda, with registered office at Qta. Gordalina Lt.2 4º Drtº 2415-440 Marrazes, Portugal.
2. Booking and Payment Conditions
   2.1. Reservations can be made through the website by filling in the requested information.
   2.2. The available rates are as follows:

• Non-Refundable Rate : Full payment of the reservation is required upon confirmation. The total amount of the reservation may be charged at any time after confirmation, with a free cancellation period of 24 (twenty-four) hours after confirmation of the reservation.
  
  
• Base Rate : Payment of a deposit corresponding to 30% of the total amount, with free cancellation up to 14 (fourteen) days before the scheduled check-in date. This deposit will be charged at the end of the free cancellation period.
  
  
• Standard Rate : Payment of a deposit corresponding to 50% of the total amount, with free cancellation up to 30 (thirty) days before the scheduled check-in date. This deposit will be charged at the end of the free cancellation period.
  
  
• Flexible Rate : Payment of a deposit corresponding to 50% of the total amount, with free cancellation up to 3 (three) days before the scheduled check-in date. This deposit will be charged at the end of the free cancellation period.
  
  

2.3. The deposit payment will be processed manually by the Sereia da Oura team, respecting the confidentiality of the data, using the credit card details provided by the customer.
2.4. The remaining balance (if applicable) must be paid in person at the property's reception at check-in.
2.5. The following payment methods are accepted: cash, credit and debit cards.
2.6. The Albufeira municipal tourist tax, currently set at €2 (two euros) per night for guests aged 13 (thirteen) years or older, and limited to a maximum of 7 (seven) consecutive nights, during the period April 1 - October 31, must be paid by the guest upon arrival.

1. Cancellation Outside the Deadline and Force Majeure
   3.1. Cancellation of the reservation outside the period stipulated in the pricing conditions implies the loss of the deposit made, without the right to a refund, unless the client proves the occurrence of force majeure that prevents them from traveling.

3.2. Force Majeure means: any unforeseeable, unavoidable event beyond the control of the parties that prevents the execution of the reservation (including natural disasters, public health emergencies, serious illness, accident or death of the guest or immediate family member, forced closure of the accommodation, serious transportation disruptions)

3.3. In duly proven cases of force majeure, Sereia da Oura may, at its sole discretion, accept the maintenance of the deposit for future reservation, to be deducted within a maximum period of 1 (one) year from the date of entry, or under specific conditions agreed between the parties.

1. Security Deposit
   4.1. At check-in, the client must provide a security deposit of €100 (one hundred euros) per person, which will be refunded at check-out, provided there is no damage to the property, no complaints regarding breaches of house rules, or other situations that may justify its retention.
2. Check-in and Check-out
   5.1. Check-in is permitted from 3:00 PM (local time).
   5.2. Check-out must be completed by 11:00 AM (local time).
   5.3. Key collection takes place at reception during normal business hours.
   5.4. For check-in outside of reception opening hours, specific instructions will be provided that the client must follow.
3. House Rules
   6.1. It is mandatory to respect quiet hours, between 11:00 PM and 8:00 AM.
   6.2. Holding parties on the premises is expressly prohibited.
   6.3. The maximum number of occupants allowed is 4 (four) people for T1 apartments and 2 (two) people for studios.
   6.4. It is forbidden to play music at a volume audible outside the apartment.
   6.5. Unregistered visitors are not permitted at any time during their stay.
   6.6. Check-in is reserved for individuals aged 18 (eighteen) years or older. Minors may only check in if accompanied by their parents or legal guardians.
   6.7. Smoking is prohibited inside the accommodation units.
   6.8. Reservations are not permitted for bachelor/bachelorette parties or graduation trips.
   6.9. Pets are not allowed on the premises.
4. Responsibility
   7.1. Sereia da Oura is not responsible for damage, loss or theft of customers' personal belongings that occur on its premises.
5. Comments on the Website
   8.1. The website www.sereiadaoura.com does not include a feature for users to submit comments or ratings.
6. Customer Rights and Obligations
   9.1. Customers agree to respect the house rules and to use the facilities diligently and appropriately.
   9.2. Guests are responsible for any damage or disruption caused during their stay.
   9.3. Overcrowding of housing units and the presence of unregistered visitors are prohibited.
7. Cancellation and No-Show Policy
   10.1. Failure to appear on the scheduled check-in date (no-show) will result in the full amount of the reservation being charged.
   10.2. Cancellation penalties will be applied according to the chosen fare.
8. Responsibilities and Limitations
   11.1. Sereia da Oura limits its liability for any indirect, incidental or consequential damages that may arise from the use of the service.
9. Privacy Policy
   12.1. Use of the website implies acceptance of the Privacy Policy available at www.sereiadaoura.com/politica-privacidade.
10. Intellectual Property
    13.1. All website content, including text, images, trademarks and logos, are the exclusive property of Sereia da Oura and are protected by applicable law.
11. Changes to the Terms and Conditions
    14.1. Sereia da Oura reserves the right to modify these Terms and Conditions at any time, informing users through the website.

15. Applicable Law and Jurisdiction
15.1. These Terms and Conditions are governed by Portuguese law.
15.2. For all matters arising from the use of the website and the provision of services, the court of the district of Leiria, Portugal, shall have jurisdiction.
